Bellevue Tower

The Bellevue Tower design takes aim at the state of high-rise apartment design in the city that values overall building sculpture and imagery while sacrificing quality dwelling unit design. Tenant retention is often an issue. For this small site near Downtown Park, our design explores quality unit design as the building block for the project and recognizes that the development will be limited by floor area ratio restrictions on the site rather than the zoning envelope. We created a system of interchangeable unit designs – both lofts and flats – on the skinny footprint of the site that provides a good ratio of perimeter for bedrooms.  A glassy 6th floor amenity level is created separating the podium from the residential tower above. The amenity level includes a pickleball court, sauna/spa, lap pool and work-from-home spaces.
