Seattle, Washington
Located on the eastern edge of Seattle’s Eastlake neighborhood, the project responds to the scale and character of Boylston Avenue and its proximity to I-5, where it helps buffer the neighborhood while offering views of Lake Union and the Seattle skyline. The narrow, vertically oriented massing exceeds required side setbacks to increase separation from adjacent properties and reduce the perceived scale of the project. Subtle inflections along the north and south façades further soften its profile. Stepping with the site’s topography, the design preserves street-level views, creates outdoor spaces at the lower levels, and orients balconies where views are strongest. Angled fiber cement panels establish a unified façade rhythm while minimizing the expression of floor-to-floor banding, with each façade responding to its specific site context. Secondary elements such as black infill panels, glazing, and balconies add depth and visual interest. At the ground level, the massing is set back and the lobby is wrapped in dark-stained cedar slats, introducing material contrast and reinforcing a pedestrian-scaled presence. The project adds needed housing density with convenient access to transit and is pursuing LEED Gold certification to support long-term performance and reduced environmental impact. This eight-story multifamily residential building includes 83 dwelling units, approximately 57,000 square feet of residential area, 16 parking stalls, and secure storage for 76 bicycles.
